Still owe money? Paid in full? Told you cannot cancel? A former Pueblo Bonito closer explains why you may have more options than you think.
Want to Cancel Your Pueblo Bonito Membership but Feel Trapped?
If you own a Pueblo Bonito timeshare or vacation club membership in Mexico and want to cancel it, you may already have discovered that getting out is far more difficult than getting in. Perhaps you’ve contacted Pueblo Bonito and were told your contract cannot be canceled. Maybe you’ve been informed that you must pay thousands of dollars in additional fees to terminate your membership. Or perhaps you’re still making payments on a vacation club membership you no longer want, use, or can afford.
Some owners have spent years trying to sell their memberships without finding a buyer. Others have already paid off their contracts but continue receiving annual maintenance bills. Many have simply given up because they believe there is no way out.
I want you to understand something important: Just because Pueblo Bonito tells you that you cannot cancel doesn’t necessarily mean you cannot cancel.
My name is Wayne C. Robinson, and I used to work for Pueblo Bonito in Cabo San Lucas, Mexico. I wasn’t an outside observer, but a timeshare closer, the person responsible for convincing customers to sign their contracts at the end of the sales presentation.
I eventually lost that job because I refused to support sales representations I believed were dishonest. Management expected me to go along with practices I couldn’t accept, and I refused. I have never regretted that decision.

Why Is It So Difficult to Cancel a Mexican Vacation Club Membership?
One of the biggest problems I have encountered with Mexican vacation club memberships is that many consumers do not fully understand what they purchased until long after returning home. During the sales presentation, the membership may have been described as a valuable vacation opportunity, offering substantial savings, luxurious accommodations, and years of travel benefits.
But after the vacation ends, some owners discover that the membership doesn’t provide the value they expected. They may find comparable accommodations available online without purchasing a membership. Others discover that annual fees, usage restrictions, or availability limitations make their vacation club less attractive than they originally believed.
When they contact Pueblo Bonito to request cancellation, they may be told they signed a binding agreement and are responsible for the remaining payments. Some are offered cancellation arrangements involving additional fees. Others are encouraged to continue using the membership, upgrade it, or try selling it.
That is why I review the actual agreement rather than simply accepting what an owner has been told by the resort.
Can You Cancel Pueblo Bonito After the Original Cancellation Period Has Expired?
Yes. But you will never get a refund.
This is one of the most common questions I receive from Mexican vacation club owners. Many have already been told that their opportunity to cancel ended shortly after they purchased the membership. They assume the expiration of that initial period means they must keep paying for the rest of the contract.
Mexico generally provides a minimum five-business-day cancellation period for covered timeshare transactions. However, most owners who contact me aren’t trying to cancel a purchase they made last week. They purchased their vacation memberships months or years ago and now want to end an agreement that no longer serves their needs.
I have spent years reviewing Mexican vacation club contracts and developing my approach to cancellation document preparation. This experience allows me to evaluate situations that many owners believe are hopeless.
If you missed the original cancellation deadline, don’t assume you’re permanently trapped. Your contract is still worth reviewing.
I am so, so thankful for this course and Wayne’s guidance. The Mexican timeshare had illegally given my info to a US collection agency who reported it to the credit bureaus, and it was flagged as derogatory and to remain on there for 7 years. With the info I learned here, I was able to have it removed in less than 30 days, and my credit score went back up to where it was prior to the derogatory account being reported. Ami Yarbrough
Pueblo Bonito BBB Complaints: Owners Describe Serious Cancellation Problems
Before deciding what to do about your Pueblo Bonito vacation club membership, I encourage you to examine the complaints submitted by other owners to the Better Business Bureau.
Pueblo Bonito Sunset Beach has an F rating from the Better Business Bureau and is not BBB accredited. As of October 10, 2026, its BBB complaints listing showed 40 complaints during the preceding three years, including 39 marked unanswered.
These records concern the Pueblo Bonito Sunset Beach business profile and do not necessarily represent every Pueblo Bonito resort or related legal entity. Nevertheless, several complaints describe problems that may sound familiar to owners trying to cancel their Mexican vacation club memberships.
Owners Say They Were Asked to Pay Another $26,019.95 to Cancel
In a complaint dated July 21, 2026, Pueblo Bonito vacation club purchasers alleged that they had already paid approximately $54,238 toward their membership but still owed around $60,000. According to the complaint, when they asked to cancel, they were told they would need to pay an additional $26,019.95 to terminate the agreement.
The purchasers disputed the demand and alleged that sales representations about the membership had been misleading. They wanted to end the contract without paying another substantial amount.
Imagine having already paid more than $54,000 for a vacation club membership, only to be told that leaving could cost another $26,000. This is the kind of situation that causes owners to believe they have no reasonable way out.
Longtime Owners Report a Cancellation Fee Increasing From $1,000 to Nearly $4,000
Another complaint, dated June 15, 2026, came from Pueblo Bonito owners who reported holding their membership for more than 20 years. They stated that the company initially provided written instructions offering cancellation for $1,000.
After they agreed to those terms, they alleged that the amount demanded increased to nearly $4,000. The dispute reportedly involved how the company treated two units associated with their account.
The owners wanted the resort to honor the original written arrangement and release them from their contractual obligations.
Owners Report Difficulty Getting Responses to Cancellation Requests
A complaint dated April 27, 2026, described owners who said they entered into a membership agreement after an extended sales presentation. They alleged that promised benefits were not delivered and that attempts to obtain assistance with termination resulted in unanswered communications and repeated referrals between departments.
In another complaint dated February 5, 2026, purchasers described attending a sales presentation during their honeymoon, becoming dissatisfied with the benefits they received, and subsequently encountering difficulties trying to cancel their agreement.
These complaints are allegations made by consumers, not findings that every claim has been legally proven. Nevertheless, they illustrate the frustration some Pueblo Bonito owners experience when they try to end memberships they no longer want.
If you’ve encountered similar difficulties, I encourage you to have your agreement reviewed before paying additional fees or giving up.

Can You Cancel a Pueblo Bonito Membership If You Still Owe Money?
Yes.
Many Mexican vacation club owners believe that they must first pay off their entire purchase balance before cancellation is possible. Some have already paid thousands of dollars in deposits and monthly payments but no longer want to continue.
I have assisted Mexican vacation club owners who still had outstanding balances on their memberships. One couple from Sweden still owed $75,000 on their membership. I got them out within 14 days.
An unpaid balance is an important factor, but it doesn’t automatically mean every potential cancellation or negotiated resolution is unavailable.
When reviewing a membership, I consider the type of agreement, the company’s contractual obligations, and the circumstances surrounding the purchase. My experience preparing cancellation documents for Mexican vacation club owners allows me to assess whether my service may be appropriate.
You should not assume that paying the entire remaining balance is necessarily your only option simply because someone at the resort tells you so.
For owners who have already spent substantial amounts of money, making another major payment without understanding the available options may only increase their financial burden.
What If Your Pueblo Bonito Vacation Club Membership Is Paid Off?
Other owners contact me because they have already paid the full purchase price but want to end their ongoing membership responsibilities. They may be retired, unable to travel as frequently, or simply tired of paying annual maintenance fees for accommodations they rarely use.
Some bought their memberships years ago, believing they would enjoy vacation benefits for the rest of their lives. Over time, their circumstances changed. Perhaps travel became more expensive, the membership benefits became less attractive, or the family simply lost interest in returning to the resort.
Unfortunately, paying off the original membership doesn’t necessarily end the obligation to pay ongoing fees. You must properly cancel the membership to stop paying them anything.
I have helped owners pursue cancellation of paid-off Mexican vacation club memberships because I understand that their objective isn’t necessarily to recover the purchase price. They simply want to stop being financially responsible for a membership they no longer need.
If your Pueblo Bonito membership is paid in full, I will review your contract towards termination and prevent paying them another dollar.
Trying to Sell Your Pueblo Bonito Membership? You May Be Wasting More Money
Another common misconception among Mexican vacation club owners is that selling their membership is the only way to get out. Some owners spend years advertising their Pueblo Bonito memberships online, hoping someone will purchase them and take over their obligations.
When you place your timeshare on this site, the largest timeshare marketplace, you are competing against hundreds of others owners who also want to get rid of their timeshares. However, when you list on this site, you will pay an annual fee of $1,000 or more plus your maintenance fees to the resort and closing costs should you sell.

But the resale market can be extremely difficult. There are numerous Pueblo Bonito resale advertisements online, with some owners asking only a few hundred dollars for memberships that originally cost thousands. RedWeek, for example, has advertised Pueblo Bonito Emerald Bay right-to-use memberships for as little as $500, with annual maintenance fees exceeding the asking price in some listings. Sellmytimeshare.com advertises the same membership for sale for only $1.00. Meanwhile, members continue paying fees even when it doesn’t sell.
That doesn’t mean every Pueblo Bonito membership is worthless or that no resale transactions occur. It does demonstrate that an owner’s original purchase price may have little relationship to what someone else is willing to pay.
What concerns me most is that some owners spend additional money on resale listings without understanding that placing their membership up for sale does not cancel the contract. Depending on the agreement, they may continue owing maintenance fees and other charges while waiting for a buyer who may never appear. Some resale advertising services also charge listing fees regardless of whether a sale takes place.
I have encountered owners who believed selling was their only way out because nobody had explained that cancellation might also be worth pursuing.
You do not necessarily have to find a buyer to pursue cancellation of a Pueblo Bonito vacation club membership.
Before paying another company to advertise your membership, I recommend having your agreement reviewed. Finding out whether a cancellation approach is appropriate may make more sense than spending additional money waiting for someone to purchase a membership you no longer want.
We followed all the steps. There were helpful forms to complete, both the cancellation notice to the timeshare company and the cease and desist notice to the maintenance company. It was concise, and the instructor, Wayne Robinson was very helpful and answered any questions we had. We have not heard back from the timeshare company or the maintenance company so we are at this point most probably in the clear. We have stopped paying the maintenance fees which went up every year for 10 years. – Cassandra B.
What Have My Mexican Vacation Club Cancellation Clients Reported?
One of the reasons I continue helping owners cancel Mexican vacation club memberships is the feedback I have received from people who used my educational courses and document-preparation assistance and read my books, Everything About Timeshares: Before, During, And After The Sale.
Many of these clients originally believed there was no way out. Some had already tried contacting their resorts without success. Others were worried about substantial financial obligations or simply wanted to stop paying for vacation benefits they no longer used.
I have assisted more than 250 families with timeshare cancellation. Every client who responded to my follow-up inquiries reported that they had heard nothing further from the companies involved after the process. No additional demands or threats were reported by those responding clients.
That is the feedback I have personally received, and I consider it encouraging.
Why My Experience as a Former Pueblo Bonito Closer Matters
There is an important difference between researching timeshare cancellation and having actually worked inside the industry.
I worked in timeshare sales and management for approximately 15 years, including positions at Mexican resorts. My experience as a Pueblo Bonito closer gave me firsthand knowledge of the sales presentations, purchasing agreements, and methods used to convince consumers to become members.
I understand how the industry operates because I was part of it; what consumers are told during the sales presentation, how memberships are structured, and why some owners later discover that the agreement is not what they expected.
I eventually left that side of the business because I refused to support practices I believed were dishonest.
Since then, I have used my experience to help consumers understand their timeshare agreements and pursue cancellation. I also authored books about the industry, including Everything About Timeshares and Cancel Your Timeshare Today.
I originally created timeshare cancellation courses to teach owners how to prepare their own documents. Those courses became the foundation of my document-preparation service.
Over the years, I have developed specialized knowledge through reviewing contracts, assisting owners, and studying the practices of Mexican vacation club companies.
There are things I learned inside the industry that aren’t explained during sales presentations and may not be apparent to professionals who have never worked directly in timeshare sales.
I don’t publicly disclose every aspect of my document-preparation approach. That knowledge is part of the service I provide to clients.
What I can tell you is that my approach is based on practical experience, not simply information gathered from the internet.
