Grand Solmar shares its property in Cabo San Lucas with Playa Grande Resort, positioned closer to Land’s End. I worked for Playa Grande for several years, right around the time Grand Solmar was being built. The same property is also home to Solmar Resort, an older, separate property.
I enjoyed my time working there. But like nearly every Mexico vacation club membership, the same reality applies: you don’t own real property, and getting out isn’t something you can do whenever you decide you’re ready. That’s exactly why understanding your rights — and acting within them — matters so much.
Is It a Deeded Timeshare or a Right-to-Use Membership?
Grand Solmar memberships are structured as Right-to-Use (RTU) agreements, not deeded real estate. As a foreign buyer, you’re purchasing access rights for a set term rather than owning Mexican coastal property outright. This means Grand Solmar can’t foreclose on property you don’t legally own, though unpaid balances can still be pursued through other means.
Are You Still in Your Rescission Period?
If you just signed, move quickly. Mexican federal law gives you 5 business days to cancel for a full refund under Article 65 of the Federal Consumer Protection Law — and this right cannot be waived, no matter what your paperwork says.
Send a written cancellation letter by registered or certified mail to the exact company name and address listed in your contract. Some owners have reported contracts that don’t clearly list a mailing address or contact details, which makes it harder to send a proper notice. If that happens to you, send your letter to every address connected to the resort you can find, and keep proof of each mailing.
It’s also wise to email a copy to PROFECO, Mexico’s consumer protection agency, as a backup record.
What Owners Say Online
Grand Solmar has a mixed reputation among owners. Some report being told at signing that their contract was “non-refundable, non-cancellable” — language that directly conflicts with Mexican law’s rescission guarantee. Others describe difficulty reaching member services for routine reservations, or feeling the sales presentation oversold what ownership would actually deliver.
None of this means cancellation is impossible. It does mean documentation matters even more than usual — every letter sent, every call made, every response received.
